Áreas entre Praia e Rio na Ilha Atalaia

                                                            As áreas entre praia e o Rio Patipe são todos plantados de coqueiros e mangueiras e tem cajueiros nativos. Alguns tem manguezal no lado do rio ou estão abertos e existe a possibilidade de construir atracadouros de madeira para passeios de barco no rio e para o porto no centro histórico. Todos encontram-se fora da RESEX (Reserva Extrativista), apesar que a ilha está rodeada da RESEX e a ponta sul com o povoado Atalaia estão dentro da RESEX. Existe a possibilidade de construir pequenos resorts ou casas particulares. Devem ser observados as restrições de acordo com o Plano Diretor e a legislação ambiental.

        Beach & River Plots on Atalaia Island

                                  The plots between beach and the Rio Patipe river are all planted with coconut and mango trees and native cashew. Some have mangroves on the river-side or are with free acess, possible to construct wooden jetty for boats for trips on the river and to the port at the historical center. All are located outside the RESEX reserve, even the island is rounded by the RESEX and the southern part with the village Atalaia is inside the RESEX. It is possible to construct small resorts or privat houses. There are to be respected the certain restrictions according to local and environmental legislation.

Strand & Fluss auf der Atalaia Insel

                                   Die Grundstücke zwischen Strand und dem Rio Patipe Fluss sind alle mit Kokosplamen und mangobäumen bepflanzt und es wachsen einheimische Cashew-Bäume. Einige Grundstück haben Mangroven an der Flusseite, andere wiederum sind offen und es gibt die Möglichkeit Holzanlegestegs zu bauaen für Bootsausflüge auf dem Flçuss und zum Hafen im historischen Zentrum. Alle befinden sich ausserhalb dem RESEX Schutzgebiet, obwohl die Insel von der RESEX umkreist ist und die Südspitze der Insel mit dem Atalaia Dorf sich in der RESEX befinden.

          Situação legal

                          Como a ilha é Patrimônio da União precisa o Registro de Imóvel do Patrimônio da União (RIP).  Muitos imóveis estão ainda sem registro ou com pedido de registro e protocolo de entrada da Secretária do Patrimônio da União (SPU) em Salvador. O registro é dado devido à ocupação, sendo de plantações perenes ou edificações.  Para construções deve ser respeitado a faixa de 33m marinha na praia e no rio.  A ilha é urbana, porem existem certas restrições para construções devido à RESEX.

Legal Situation

                            As the island is Patrimonio of the Union, it is necessary to register at RIP of the Union. Many properties are still without register or with the protoclo for registration at SPU in Salvador. The register is given according to the occupation with perennial plantations or buildings. For construction has to be respected the limits of 33m marine zone by the beach and by the river. The island is urban, but there are certain restrictions for constructions due to the RESEX.

Rechtsstellung

                    Da die Insel Patrimonio der Union ist, müssen die Immobilien bei der Union im RIP registriert werden. Viele Immobilien sind ohne Register und einige haben das Eingabeprotokol zur Registrierung beim SPU in Salvador. Das Register wird gegeben auf Grund der Benutzung durch beständige Nutzpflanzungen oder Gebäude. Beim Bauen müssen die 33 m Marinezonen am Strand und am Fluss respektiert werden. Die Insel ist städtisch, aber es gibt verschiedene Vorschriften zum bauen auf grund der RESEX.
